Interior Stained Concrete
This is an interior overlay that we installed over a wood floor. We
started with reinforcing the existing floor and then poured an
interior underlayment with wire mesh reinforcement. We then
installed our Sgraffino concrete overlay at an 1/8th" thickness.
Our coloring is Jade and Forest Green with the border and
wording done in Charcoal. For protection we installed three
coats of a 30% solid sealer and six coats of a low gloss
commercial wax for a wearing course.
 This overlay was installed over an existing concrete floor
that had a very rough texture. As you can see we were able
to create a really smooth floor with the different products
that we work with. The base color here is sand and it really
marbles well. The name and logo were installed in flat black.
This photo was taken before we installed our wax wearing
course so that there would be no gloss in the photo's.
   This job was unusual as some area's of the floors were crawl space and some were slab. With all of the different floor elevations
we needed to blend our concrete underlayments and overlays to go from room to room. This is a mission brown base with coffee
highlights.
  Whether and interior floor like the restaurant on the left or a garage floor, overlays make a beautiful low maintainence
statement. Notice the cracks in the floors? Cracks in the concrete base only add character and beauty to the design. With our
special sealers there is no hot tire pick up on our finishes.
   This job is a basement floor that we had to grind smooth and then decorative sawcut. We used an off white concrete dye as the
base and a light tan for the highlights. It is amazing how bright this room became with these light colors, it also made it seem
larger.
       Overlays are only limited by your imagination. They can be multilayered like the photo on the left which adds
texture and depth yet is only 1/8" difference in thickness or finished with a flat polished look like the photo on the left.
 The coloring options are practically endless and whether you are looking for a bold statement or are interested in a
more conservative look, we can design a floor for your home and tastes.   
    The mottled look of acid stains adds a warm
and inviting presence to this restaurant floor.
This floor was installed with our Pentimento
overlay in grey base and acid stained with
Sumatra. The diagonal sawcutting creates
symmetry and elegance in this crowded
commercial floor.
   This floor was installed with our Sgraffino overlay.
This overlay is a little grainier than Pentimento and
adds more depth in the coloring. This floor used an
integral color with highlights that were hand
broadcast and troweled in. Our finishes come in High
Gloss, Gloss, Satin or Matte. For high traffic areas
we can apply a wearing course of wax that come in
the same finishes. They are easily applied and
maintained.

    Are you asking yourself why "Concrete flooring" inside your home? After viewing the warmth and elegance that a concrete floor will
bring to your home the practical side starts asking questions!

    CAN MY EXISTING FLOOR BE COLORED? In most cases the answer is yes, However there may be some obstacles to overcome.
Concrete even if it is burnished is porous and easily absorbs any liquid or gel that is dropped on it. Even with careful cleaning and
light grinding a stain (Construction adhesives, purple primer, tape residue etc...) may not show up until the floor finish is applied. If
your coloring scheme is mottled then most of the time they will blend in. If however you do not want any surprises then I would
recommend our Visual Concrete Overlay System and start with a clean canvas. I always recommend installing different coloring
techniques on the slab to be stained in an out of the way area to see which product performs the best on your floor.

    HOW LONG WILL MY CONCRETE FLOOR LAST? With proper care indefinitely. After the coloring process the floor finish is applied,
typically a urethane, acrylic or epoxy coating system. They come in Matte, Satin and Gloss. This is your last line of defense that
protects your concrete floor. All coating systems are hard and provide a continuous membrane to protect your floor from stains. Even
though they are tough, eventually they will show scuffing or micro scratches from abrasion (like grit on the bottom of shoes). That is
why we apply an industrial floor wax over our finishes. The waxes also come in Matte, Satin and Gloss. They are softer and act as a
wearing course. Because of the low amount of traffic in an average basement reapplication is usually one year or more. Clean up is a
damp mop with a mild detergent (Simple Green properly diluted works well).

    WHAT COLORS AM I LIMITED TO? Between acid stains, soy based stains, waterbased stains,integral colors, hand broadcast colors
and concrete dyes the options are practically endless. Add to that all the different textures that can be applied with our stampable
overlay system and anything that you can imagine can be installed on concrete.

    WHAT IS THE DIFFERENCE BETWEEN FLOOR EPOXIES AND OVERLAYS? Even though floor epoxy technology has come a long way in
the last ten years they still need a tremendous amount of floor prep to properly adhere to the substrate. For epoxies to adhere
properly the substrate needs to be chemically or physically etched for good bonding. Any area that isn't properly prepped will
eventually lift and peel. If moisture emission is a problem then eventually the same thing will happen. Our Visual Concrete Overlay
System uses a high solids, cross linking acrylic polymer modifier to adhere to the substrate, In simple terms we can install our overlay
system on top of granite, marble, terrazzo and even ceramic tile without roughening the surface. When coated with a breathable finish
moisture emission is not a concern.

    CAN AN OVERLAY SYSTEM BE INSTALLED OVER WOOD? Absolutely. First the floor joists need to inspected for proper size and
spacing. All gaps need to be shimmed to help eliminate deflection. If the sheathing is not screwed then screws need to be installed.
Depending on the structural soundness of the floor and size of the floor, wire mesh with a self leveling concrete underlayment and
then the overlay can be installed. In some cases cement backer board may need to be added. This is no different than proper prep for
ceramic tile, However it does add considerable cost to the job.

    WHAT IS THE COST? Each job is unique and prep, color, size and finish all affect cost. However the "base" cost of each process is
below and a guideline for you to start from, each job will be priced individually upon request.
Staining or dyeing existing concrete: $3.00-$6.00sf
Visual Concrete Overlay System: $5.00-$9.00sf
Install Visual Concrete Overlay System over existing wood floor: $14.00-$19.00sf.
Borders, logo's, inlays and sawcutting is all customed priced for each job.
   This job was intricate. We stained the existing concrete
with three different types of stain. We then installed two
coats of a water based polyurethane and followed up with a
wax wearing course. The dance floor that you see here has
gold glitter applied to it that reflects the lights very nice. It
doesn't show up in the photo's, but is a nice accent .
  The homeowner is a high end local builder and was looking for specific colors and effects. That is why we had to use three
different product lines to achieve all the different colors that you see. Hard to believe it is concrete! Whether you are looking for
bold, natural or anything in between we can deliver.
 We utilized the existing control joints to create this unique
look at the entrance to this basement. Clean lines and rich
colors help make the ordinary, extraordinary.
 The existing basement floor of this home had all kinds of purple primer stains and other products. The owners elected to have us
install an overlay throughout the basement  with a very fine texture to it. The texture allows us to create this variegated look that is
unique in every way. We installed an eight inch dark border around the room for a finished look.
 This is the other half of the basement in the preceding photo's. We wanted to have a brighter atmosphere in this room and our Harvest
Gold fit the bill. We then sawcut our tile pattern into the floor for a clean elegant look. We took the time to center the sawcuts on the
doorway that separates the two living area's of the basement. Details are what separates a good look from a great look.
